April 2016 Vail Valley Market Analysis

 Eagle County real estate continues to get back on track and is looking good after a sluggish start to 2016.

April's sales volume of $125M is 10% higher than April of last year at $114M. This brings the year to date sales volume total to almost $460M, which is just 6% shy of year to date sales volume total in 2015.

Transactions have been strong in 2016 with 130 transactions in April, and 470 transactions year to date. This is just 1% off last year’s total number of year to date transactions which was 476.

April's 130 transactions average sales price was $969,023. Eagle and Gypsum had the vast majority of these transactions with 21 and 13 respectively. Also seeing strong transaction activity was East Vail with 9 transactions, and Arrowhead with 8 transactions.

Beaver Creek is the area with the highest sales volume in the county with more than $16M in sales volume over 7 transactions. Beaver Creek also had the highest priced sale for the month of April at $8.475M, equating to $1,097 per square foot. This is 1 of 5 sales over $4M in April.
